Our Story

Built by someone who lived the problem.

Founded in 2022 by a CRE acquisitions analyst who spent diligence weekends re-keying rent rolls by hand — and decided that problem had a different solution.

Founding Story

Rachel Goldberg, Founder & CEO

From 2016 to 2022, Rachel worked in CRE acquisitions in New York — screening multifamily and mixed-use deals across the five boroughs and New Jersey. At every firm she worked with, the bottleneck was the same: a rent roll PDF that wouldn't parse, a lease stack that needed three days of abstraction before the IC could even look at the NOI, a T-12 buried in a seller's OM with the expense growth assumption hidden in a footnote.

In 2022, she left acquisitions to build the tool that would have changed how she worked. Tenantvein is not a general underwriting platform, a property management system, or a listings database. It is specifically the data extraction and modeling layer — the step between raw documents and the numbers your IC deck needs.

Tenantvein does not replace the analyst. It removes the work that analysts should never have been doing. Based at 230 Park Avenue, New York.

The Team

Former underwriters, data engineers, and CRE brokers — not a generic "proptech team."

Rachel Goldberg

Rachel Goldberg

Founder & CEO

Six years in CRE acquisitions in New York. Built Tenantvein after one too many diligence weekends re-keying rent rolls and abstracting leases by hand on deals that needed to move fast.

Daniel Park

Daniel Park

Head of Platform Engineering

Previously built structured data pipelines at a financial data firm processing securities filings and pricing feeds in NYC. At Tenantvein, he leads document ingestion — the layer that normalizes rent rolls, leases, and OMs into query-ready data regardless of input format.

Simone Achebe

Simone Achebe

Lead CRE Data Analyst

Background in commercial appraisal and ARGUS DCF modeling across office and multifamily assets. At Tenantvein, Simone owns the underwriting logic — cap rate calibration, DSCR calculation methodology, and the rules that classify NNN vs. modified gross structures.

James Kowalski

James Kowalski

Head of Customer Success

Spent seven years as a CRE broker covering industrial and mixed-use deals in the Northeast before moving into tech. James sits with acquisition teams on their first live deal in Tenantvein — making sure the output maps cleanly to their existing model and IC workflow.

What We Stand For

How we work — and what we're not.

01

Precision before speed

A fast wrong NOI figure is worse than a slow right one. We optimize for accuracy first — speed is the byproduct of automation, not the justification for skipping rigor.

02

Traceable to source — always

Every extracted rent, TILR figure, and escalation step links back to the page and section in the original document. We are not a black box. Your lender can audit the output.

03

Focused scope, done well

Tenantvein is not a property management system, an OM marketing tool, or a lease administration platform. We extract and model the financial data from your deal documents — nothing else.

Talk to the team.

We're happy to walk through the platform on an asset class you're actively underwriting.
